The Benefits of New Homes
Newly built homes typically offer enhanced energy-efficiency, meaning lower running costs and fewer maintenance worries compared to older properties. In addition, they often come with structural warranties and guarantees (for example via the National House Building Council (NHBC) or similar) that provide extra peace of mind.
Financing Your Purchase
Just like any property acquisition, you’ll need to plan how you’re going to fund the purchase — whether that’s via savings, mortgage or other finance. Obtaining a Mortgage-in-Principle (MIP) early on is often a wise step. If this is your first home, check whether any Government-backed schemes might apply and reduce your costs.

Making Use of Developer Incentives
With so many new developments across London, developers often offer discounts or financial incentives to secure early buyers. Conveyancing
Once you’re ready to proceed, the exchange of contracts generally takes around 3 to 4 weeks. It’s strongly recommended to instruct a solicitor experienced in new-build homes, assignments or nominations. Property Hub works with a network of specialist legal firms who can support you throughout the process and ensure everything is handled smoothly.
Exchange
Typically at exchange you’ll be required to pay a deposit of around 10 – 20 % of the purchase price (after accounting for any deposit already paid). If you’re purchasing an assignment, you’ll need to account for the vendor’s accrued appreciation. Depending on the development, further staged payments may be required ahead of completion.
Pre-Completion Checks
The Inspection
During the snagging inspection we’ll check every accessible surface and floor in your property within the bounds of safety. We won’t reach areas that are hidden or under coverings; for example we won’t lift carpets or floorboards, move furniture or access unsafe zones.
The Services
We’ll carry out a visual and physical inspection of the building services where accessible — including plumbing, heating, electrical and drainage systems. While we cannot test full system efficiency, we’ll check for obvious defects or concerns. The developer should provide the relevant Building Regulations and Compliance Certificates for these services.
The Report
Within 72 hours of the inspection we’ll deliver a full, easy-to-understand report outlining our findings and recommending the best steps to remedy any issues before you move in, let out or sell the property. One copy will go to you, and where possible one to the developer. As remedial works commence, we remain available to provide ongoing advice and support.
Fees
This fee covers one site inspection conducted by a registered professional (NFOPP and/or NAEA Property mark member). If additional visits are required, these will be charged at a pre-agreed rate. Payment is requested in advance of the inspection. If you also choose our agency services for sale or letting, the inspection fee will be credited back on completion of the sale or on the day your tenant moves in.
Cancellation
You may cancel your inspection by emailing the inspector at least 48 hours before the booking time. If you cancel on time, you will receive a full refund. If you cancel within 48 hours of the appointment, 90 % of the fee will be refunded to allow for any costs incurred.
Completion
Once your new-build home is ready, the developer will issue a completion notice, which typically gives you 2–4 weeks to complete the purchase. At this stage you should ensure your funds are available and your mortgage lender and solicitor are prepared—then you’re ready to move ahead.
