How Stamp Duty Works

Stamp Duty Land Tax is charged on residential and commercial property purchases above certain thresholds. The amount you pay depends on:

Our mortgage brokers provide:

  • The purchase price
  • Whether you are a first-time buyer
  • If the property is an additional property or buy-to-let
  • Current government thresholds and reliefs

Stamp Duty is calculated on a slab basis, meaning different portions of the price are taxed at different rates.

  • Over £1.5 million – 12%

Additional properties (including buy-to-let) usually attract a 3% surcharge on each band.

First-Time Buyer Relief

If you are a first-time buyer, you may be eligible for Stamp Duty relief on purchases up to a certain value. Our calculator automatically applies first-time buyer relief where applicable, helping you see potential savings instantly.
